A budget looks solid right up until the scope gap that was always there gets found in the field.
A commercial plan set runs hundreds of pages: drawings, specs, addenda, general notes. The thing that wrecks a budget is rarely on the page anyone was looking at. It's the spec section nobody opened. The general note buried on the fifth sheet. The detail that says see structural, pointing at a sheet that contradicts it.
Most contractors price what they found and hope nothing was missed. When something was missed, the cost does not disappear. It shows up later as a change order, a schedule slip, or a hard conversation about who pays for what nobody caught.
